It appears the the housing market is heating up at all ends of the price spectrum throughout Vancouver. Although buyers appeared earlier in the year to be predominantly from the far east, it seems that more local buyers are seeing the opportunities that exist in real estate right now. Many new prices, especially for new properties, reflect values that just will not be equalled in the future. The ‘bargain’ properties are slowly being removed from circulation which leads intern to greater price stability. Remember some of those “bargain” properties were way over priced initially anyway. I believe it’s fair to say that we are all reflecting currently on a very short period in the life cycle of the property market but it’s worth asking yourself, when was the last time your broker advised on a short term investment strategy with your pension fund? He probably didn’t. Instead he probably would have said; invest in the good stuff and it will see you right. Properties are generally a great investment but they are seldom a short term strategy. You can do better sometimes but as we have all seen recently, bricks and mortar never evaporate.
It’s also worth remembering that in West Vancouver, vacant land just doesn’t exist in desirable areas and with no one building, it will spurn the inevitable “boom and bust’ or rather ‘boom and correct’, all over again. The one thing about real estate is that if you are properly funded, in the long run you will never loose! Add to this the fact that the world is beginning to understands the advantages of living here in Greater Vancouver area, the more I believe we will see investments in real estate shine. Good products always do well because they are always the most sort after. Parkview is such a property. There’s no building like it locally and probably will not be for sometime to come.!

It appears the market for quality remains as strong as ever. In the past few weeks there have been 3 Linda Burger, Design Marque collaborations sell. One at $4.0M, one at $5.0M and the highest non waterfront sale so far this year at $5.8M. Obviously there are those who see this moment in time as an opportunity not to be missed. An opportunity to buy quality design and construction that will endure, both as an investment and as a home. Quality design and buildings stand the test of time, are always sort after and as a result will always reflect higher values.
Given the uncertainty of the impact that HST ‘may’ have and the reduced value of ones purchasing power as a certain result, there’s even more reason to act now. Units have already started to sell and the building is yet to be finished.
